Core
development in cities like Hyderabad has mostly happened based on few regions
emerging as medical hub, residential hub and commercial hubs etc. but there
have been no concerted efforts to truly dedicate large sections of arterial
roads in the city as a dedicated corridors for business and residence.
Based
on the extent of roads, their length, proximity to key business establishments,
there has been development, which was again not planned. In this era of
population explosion and globalization, it is imperative that cities like
Hyderabad ‘plan’ development than leaving it as a chance occurrence in few
isolated pockets. The arrival of L& T Metro Rail Hyderabad is all set to
challenge the established patterns and usher an entirely dynamic means of transportation
system, which creates many advantages across many sectors in this dynamic city.
Modern Hyderabad has not kept pace with modern transportation systems and a
dedicated development plan abutting the transport corridors is set to alter
that.
The
first phase of L& T Metro Rail Hyderabad, which entails three major routes,
is definitely poised to give a fillip to businesses, encourage the growth of
new businesses and have a domino effect on development per se. It is a Mass
Rapid Transit System (MRTS) that spans across three high-density corridors of
Hyderabad covering 71.16 km of Metro Line. The three routes are
Nagole-Shilparamam, L.B.Nagar -Miyapur and Falaknuma-Jubilee Bus Stand. Already
with the announcement and rolling out of Metro viaducts and tracks, the
adjoining residential and commercial zones in the three corridors have seen a
spurt in terms of increase in the value of properties. This project envisages
development of pedestrian paths & skywalks that connects commercial
complexes, public institutions, bus stations, railway stations etc. By enjoying
a close proximity to heritage structures, it can also promote tourism.
There
will be development of businesses of all kinds, small, medium and big and the
fact that there will be tremendous customer patronage, many new business are
expected to come to cater the needs of travelers. This can range from caterers,
cab services from Metro stations to other locations, demand for educational
institutions, more apartments, recreational spaces, entertainment zones, food
courts, restaurants and a host of other products and services.
This
can herald a completely new set of development activities along the entire
corridor and alighting at any metro station or boarding metro rail at any
station can make no difference, as most of the amenities will be at the reach
of customers. The development at each metro station across all the corridors in
a radius of 1-2 kilometers will ensure creation of well-developed zones for
every one kilometer on the 71-kilometer stretch.
